Some jobs challenge every mind and machine in our shop. Others are more straightforward. “The Rock Springs Office Building project was a vanilla project for us,” says B&B’s Dennis McCartney. As office buildings go, this was small one. Just two stories. And only 46 tons of steel.

But every job has a story. This one includes a local Dundalk builder, Donald Harvey, the president of Mill Green Construction. “Donald’s a local Dundalk boy,” says Dennis McCartney. “He’s a real craftsman who’s been building homes for many years.” Stepping up his business, the Rock Springs office building would be Donald’s first commercial job. To help make the leap from building homes to building commercial, we helped him out wherever we could. For starters, we estimated and modeled the job for him. We gave him the isometric drawings. And lastly, we gave him this little piece of advice: assemble the best team possible.

To make his job run more smoothly, we pre-assembled the stairs and set them into the building using a crane. This stair design offers a two-fold advantage. First, it allows for one integrated concrete pour — thus saving time and money. Second, the installed stairs give the trades safe, easy access to the upper floors.

This innovative stair design adds real value to clients, and Donald’s company, Mill Green Construction, was able to capture real cost savings. Which is a good thing, because the new office building’s owner, Bay State Land Services, applied great pressure on Donald to bring down the costs. And when the owner wanted to cut costs by monkeying with Donald’s team, he insisted on sticking with the best quality vendors. “He wanted it done right,” says Dennis. “And he did just that.”

“Ultimately, your reputation is your name,” says Dennis.

For Donald’s first commercial real estate project, the job went remarkably well. And now that he’s off to a good start, we look forward to working again with Mill Green Construction.
